What the Housing Trust Said at Their July 9 Meeting

Did anyone listen to the Sudbury Housing Trust (SHT) meeting on July 9th, 2026? If you have some time and would like to see our elected officials in action going against Majority Town Votes, please visit SudburyTV and look up the July 9th recording (link located below), by Laura Briggs

The SHT will attend the Sewataro Committee session this Thursday 7/16 at 7pm to submit their recommendations that the Town “nibble off” several lots from Sewataro for affordable housing, including:

  • The house at 213 Haynes Road (make it available at a discounted price for a family)
  • The horse paddock area near the Haynes Road house for affordable duplexes, as the horses can roam elsewhere on the property
  • The large wooded lot on the north side of the property, off Greystone Lane, for senior housing

The discussion went into how many duplexes you can fit onto a 1-acre lot (it was suggested 4 duplexes per acre, each comprised of 4–8 housing units).

There was a small reality check for the need for re-zoning — years ago, Liberty Ledge was subdivided — so cutting up each lot size would require a vote at a Town Meeting.

Here’s the concern

Folks, this has been my concern all along about Sewataro and why I have been attending the meetings — the SHT, most of the Select Board, along with Carmine Gentile are pushing to build high-density housing in the form of duplexes on the Sewataro land.

Sudbury has already met its 40B housing requirement, and yet once again Sudbury elected officials are overstepping Town voters and majority votes.

The SHT discussed the need to push for six figures for a future study to figure out how many duplexes they can cram on the 43 acres of Sewataro. We just voted against $20K for a consultant in May 2026.

In a similar scenario in the Pine Lakes neighborhood, the SHA wants to tear down 4 houses and build duplexes on lots ranging .16 to .26 of an acre. Who cares about proper septic and lot size???

The SHT needs to look elsewhere to build their affordable housing and senior duplexes (MA State Crime Lab and Fairbanks Circle) — one “nibble” at a time.

This ties into the need for the Recall provision too.
