Sharing my notes from the recent Sudbury Housing Authority (SHA) Meeting August 11, 2026, regarding their feedback to the LLSAC Committee by Laura Briggs
The SHA had a 15-minute discussion (22:00–35:20 in the meeting recording) about potential affordable housing opportunities, focusing on the periphery of the Sewataro property.
Personally, I found it interesting that the SHA stated (31:07) that neither the SHA nor the SHT would have the funds to pursue housing development on Sewataro.
The SHA discussed the Sudbury Housing Trust (SHT)’s and SHA’s recent tour of the lots on the outer edges of the Sewataro property — the house at 213 Haynes Road, the flat lot on Haynes Road, plus the flat lots near Greystone Lane. All are being reviewed as highly suitable locations for affordable housing or small Accessory Dwelling Units (ADUs).
Buildings central to and residing within the camp (like Four Liberty Ledge) are integral to current operations and are not being considered for housing.
Ideas discussed that the SHT has previously mentioned
- Sell off the entire property
- Sell off 25+ acres to pay off the mortgage, and do housing with the remaining property
- Re-zoning was discussed for small lots for small housing units, however Adam felt that idea would be difficult to pass at Town Meeting
At 31:07 it was stated that neither the SHA nor the SHT would have the funds to consider any part of the development ideas.
Jeff Levine of SHT suggested mixed-use property, including market rate housing + 40B.
The property is currently heavily used for recreation. However, the scale is such that the property could be divided for recreation, conservation, and housing.
One unit, five units, or is it 160 units of affordable housing?
The SHA discussed the limited resources between both SHA and the SHT to develop the Sewataro property. To avoid competing for limited funding, the SHA has discussed looking into partnering with the Sudbury Housing Trust to pool resources and staff.
One SHA team member stated he felt they did not have to “max out” every piece of land.
